Is It Really Time to Invest?

The real estate bubble may have burst, but the fact remains that real estate is still a great investment. You just have to be able to look at the advantages that are presented in this down cycel.

Some say that the real estate market is in a depression. Others call it a recession. Others have their heads in the rear ends and have no idea which way is up or down.

However, the good news is that as bad as it is for some sellers, it is a great market for buyers. Anyone who has money to invest should invest part of it in real estate. There are three reasons for this:
  1. Interest rates are still near historic lows and are not likely to get any lower.
  2. Housing prices in many U.S. markets are at or near their cyclical lows and those markets will eventually rebound.
  3. With the number of good deals available today, you should look at the property as a long term investment instead - cash flow properties.


The days of flipping real estate investment properties in markets like Florida and California - where the houses were appreciating so fast in value that you couldn't keep up with them are gone for now. They will most likely return, but not for a while. Now you have to work with what you have which is a real estate market in which there are a lot more sellers than buyers. This puts the really puts strong buyers in the driver's seat.

In addition to the fact that it's a buyer's market, you can also benefit by the fact that the mortgage rates are lower than ever. So you have an opportunity to buy low because the market is saturated with property for sale as well as an opportunity to get a good loan because the rates are low and lenders are dying to make good loans so that they can stay in business. If you have money to invest on real estate then you are in a great situation today.

Look at the real estate investment as a long term investment instead of a short, get rich quick strategy. You can make money when the market rebounds, and it will. The real estate market goes up and down like the stock market. It will rebound.You can make money today in real estate but you have to make smart choices. Purchase property in areas where the housing prices have remained stable or are appreciating - like Memphis, Tennessee.

Work with a team to do your due diligence. Real estate is always a good investment when you've done your homework and bought it properly. However, you should look at it as a medium to long term investment and not a way to get rich quick. Success and wealth will surely follow.
